Invergoal offers to their clients the complete handful of services required to invest successfully in real state in Bulgaria both in short term and long term. The main idea that inspired the foundation of Invergoal was to facilitate and ensure until very acceptable terms the process of developing business in Bulgaria. With this goal we put on our client’s hands the following services:

Consulting:
Our core business is to find, verify and offer to our clients excellent investment opportunities with important potential of revalorization in mid and long term while obtaining interesting dividends as result of rents or other interest mainly within the Bulgarian real state sector.
We’ve develop an excellent network of local partners that provide us the information needed to get commercial properties, apartments, plot of lands, offices, historical houses… in a reasonable price, normally below the average price market. We like to work with “real” companies or reliable physical person that we know or have been checked reducing the risk that every investment has.
Invergoal usually personalise its services understanding the type, time, risk and volume of investment wanted. Whether the client wants to speculate in the short or long term, to obtain dividends via rents or subventions or whether he/she wants to develop a new business we work to be able to offer a suitable solution.

Formalities:
An important aspect where Invergoal is adding value to its clients is doing the formalities and red tape duties required to invest. We do explain, advice and help during the whole legal process to make the business more clear and clean under the client’s eyes. Below are described some of the relevant services we could assist to our client if they want it:

-Setting up a company: By political means the best way to buy and sell properties and the only one to own lands is through a Bulgarian company (100% own by the same owner no matter what nationality). On one hand the taxation is more convenient and on the other hand makes all transactions more agile rather than a physical person. Setting up a company is really cheap, easy (less than a day work) and relatively quick (in around 2 weeks everything should be sorted). Invergoal assists during the whole process to their clients helping to find the best legal option according with the kind of transaction to be done.
Our service includes an official registered seal for the company, ID company card, a Bulgarian address to register your company, we could even introduce to our client to reliable partners to take care of the accounting and taxation of the firm…
Price

-Opening a bank account: It´s a really easy transaction to do but the fact of choosing to work through personal account or through company account, the currency/ies in which we want to open the account and to even the timing of each operation withdrawing or sending money can mark big differences. Because Invergoal at this stage would know exactly what the investor wants and how he/she wants it we would explain which are the benefit and detriment of each case.

-Barristers and stamp duties: Obviously at some stage we will need a notorious (properly written?) and perhaps some legal advice to accomplish legally whatever buy-sell transaction. We do know lawyers’ they could check the real state is clean and notorious they could accelerate the process. We put that information on clients´ disposition.

-Translation of relevant documents: As is totally understandable most of the clients like to sign what they are be able to fully understand knowing the commitments they are taking towards the other part. Invergoal has a number of officially translators recognise by the Bulgarian government that guarantee the authenticity of the translation.

-Accounting and legal duties: Every company needs to have sorted their accounting and tax responsibilities and Invergoal offers once more their partners and contacts to enable it. Please note Invergoal does not develop these services nor directly or indirectly in either Accounting or Law. Nor translation. We just introduce to reliable companies we’ve been working with of strongly referred and we know they have on fair fees.
What Invergoal does is to assist and explain how system works so the investor can create his own point of view and take his own decision with Invergoal´s referees or with whomever the client want to work with.

Travelling to Bulgaria:
Most of our clients like to see the assets before talking any decision. Invergoal commits to organise with their clients, only if they wish, a trip to give them the chance to inspect the investment in first person.
As we have done few trips to Bulgaria we know how to save time and money. We do encourage our client to do it, as it’s always more relaxing to see in first person where your putting your savings or the company money.
We take care of booking flights, reserve accommodation, local transport once in Bulgaria, official translators if clients esteems? it will be necessary , food and to have and an schedule with the different professional and suppliers.

Refurbishing and furnishing:
The construction companies normally deliver the real state “rough” (it means with no tiles, no kitchen or toilet finish, ground is on cement…). Despite Invergoal does not operate furnishing the real state we do understand there is a big part of value when the real state is fully finished and ready to be re-sell or rent. Again, as what we want to make easier and more profitable the deal we could work together with our client to ensure a good-quality and fair-price property finished.

Property management :
Eventually we do know big proportion of our clients “buy-to-rent” properties, at least for a while, and with the very same spirit that made possible Invergoal to exist of co-operation and assistance we do invite the investor to work with 2-3 property agencies that we know and we think they are professional, reliable and with reasonable fees. These agencies search for tenant, collect money, do co-ordinate the home improvement when needed and even could take care of accounting and taxation if that is convenient for the investor.
